ABOUT THE ROLE

Plans, implements, coordinates, and leads all mechanical operations, maintenance, communications, and development programs for a facility, campus, or portfolio of buildings.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Complies with all applicable codes, regulations, governmental agencies, and Company directives related to building operations and work safety.

  • To ensure all corrective work orders and planned work order tickets are logged and closed within the expected timeframe through the work order systems.

  • To approve E-PTW (Electronic Permit To Work system) by the client.

  • Planning and scheduling Planned Maintenance works.

  • Led the team to coordinate with the fire drill organized by the client. It will be twice a year.

  • Led the team to coordinate with the Singapore Civil Defence Force (SCDF) for the annual Fire certification renewal.

  • Leading the annual power shutdown maintenance organized by the client.

  • Reviewing and maintaining the risk register and chemical SDS tracker.

  • Inspects new installations for compliance with building codes and safety regulations.

  • Respond quickly to emergencies, summoning additional assistance as needed.

  • Responds to client inquiries and complaints. Ensures timely and quality service delivery to clients. Follows up with clients to ensure customer satisfaction.

  • Coordinate and manage the move, add, and change activities.

  • Assists in the preparation of operating and capital budgets.

  • Manages vendor relationships.

  • Reviews periodic reports including financials and explains variances. Works with the finance team to correct errors.

  • Finalize monthly billing to client and process payment to the vendor.

  • Prepare and present monthly operation reports to clients.

  • Manage the operations and maintenance of facilities within a region. Educate and collaborate with other team members to deliver expected service levels to the client.

  • Provision of leadership and guidance, advice, coaching, and direct support, where required to deliver best practice selection, training, assessment, performance review, and recognition/ reward.

  • Develop and maintain positive relationships with clients. Conduct client meetings, and communicate to clients regarding regional facilities performance, site inspections, facility audits, and work order progress reports.

  • Develop and recommend strategic facility management objectives for clients. Prepare capital project budgets and operating budget reports. Prepare periodic operating budget variance reports.

  • Ensure the provision of healthy and safe working conditions and that both client's and company health and safety policy and processes are effectively implemented across both CBRE services and subcontractors activities and are regularly reviewed.

  • Working with others within the CBRE contract account to ensure the collaborative development of business, effective teamwork, and support to colleagues.

SUPERVISORY RESPONSIBILITIES

Provides formal supervision to individual employees within single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Optimally recommends same for direct reports to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop proficiencies. Leads and models behaviors that are consistent with the company's values.

WHAT YOU'LL NEED

Education AND Experience

  • High school diploma or general education degree (GED)

  • Minimum five years of related experience

  • Oil & gas experience is preferred

CERTIFICATES AND/OR LICENSES

  • Working at height

  • Hot work

  • Confine space

  • FMP

  • BizSafe

  • May require valid driver’s or motorcycle license

COMMUNICATION SKILLS

  • Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisors. Ability to effectively present information to an internal department and/or large groups of employees.

FINANCIAL KNOWLEDGE

  • Requires basic knowledge of financial terms and principles. Ability to calculate simple figures such as percentages.

REASONING ABILITY

  • Ability to understand and carry out general instructions in standard situations.

  • Ability to solve problems in standard situations.

  • Requires basic analytical skills.

OTHER SKILLS and/or ABILITIES

Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.

Understanding of existing procedures and standards to solve slightly complex problems.

Ability to analyze possible solutions using technical experience to apply appropriate judgment and precedents.

Strong organizational skills with an inquisitive mindset.

In-depth knowledge of Microsoft Office products (Word, Excel, Outlook, etc.)
