We are seeking a motivated, professional Parking and Storage Manager to manage Walnut Bridge Parking and Storage. If you are self-motivated, detail-oriented, and customer-focused, this is the position for you!.

The primary responsibility of the Parking and Storage Manager is to maintain the physical integrity of the building, tenant satisfaction, and exercising good judgment under pressure. Prior experience in Management is a must!

Parking and Storage Manager duties include, but are not limited to: 

  • Facilitate smooth and efficient operation of the assigned facility including parking garage, storage   space, and office space.

  • Facilities maintenance and oversight. Daily inspections of the entire facility for safety and maintenance concerns. 

  • Basic cleaning. 

  • Ensures that ticketing systems are loaded and operating. 

  • Lease Administration. 

  • Welcomes and tours property to prospective tenants.

  • Handles incoming phone calls from both prospective and current tenants. 

  • Ensures lease files are complete and up-to-date, and that completion of leases are being executed properly. 

  • Reviews all notices to vacate to determine the cause of the move-out.

  • Conducts monthly storage and parking audits with the Regional Manager.

  • Review with Accounting Office to ensure payments have been received (cashless office).

  • Contacts police, fire, or other emergency personnel when accidents or other emergencies arise.

  • Courteously handle customer inquiries, complaints, and problems.

  • Maintains records on all aspects of management activity on a daily, weekly, monthly basis. Submits required reports to Regional Manager.

  • Manage and monitor UCH storage units. Arrange with staff for periodic cleaning where needed. 

  • Maintain regular communications with tenants, including but not limited to mass email/text notifications and one-on-one resolution of complaints. 

  • Monitors and schedules all maintenance activities.

  • Distributes marketing materials to various sites for storage rentals. 

  • Ensures regular building inspections are complete for mechanicals, electrical, roof and plumbing equipment.

  • Controls existing contracts, supervises vendor services, and submits bids for vendor services as required or needed.

  • This is a one-person operation. On-call availability is a must. 

Parking and Storage Manager Qualifications Required:

  •   Excellent Communication skills both written and verbal. 

  •   Working knowledge of TIBA software or similar is a major plus. 

  •   Prior management experience preferred. 

  •   Storage or Parking contract experience preferred. 

  •   Technically proficient in MS Outlook, Word, Excel and other computer/software systems

  •   Maintain availability for emergencies, on-call duties.
