Job Summary

Responsible for overseeing day-to-day operations, including maintenance, security, and safety, prioritizing and scheduling facility maintenance projects, technician work orders and preventative maintenance services for the business. Maintain tracking for service contracts, general repairs, maintenance, construction projects and budget management.

Major Tasks, Responsibilities, and Key Accountabilities

  • Coordinates day-to-day maintenance and support of building(s) as well as occupancy and space management.

  • Oversees facilities support requests, selects and manages vendor contracts, coordinates and schedules work, follows up on project completion, evaluates and reviews service reports and reconciles invoices.

  • Develops, revises and maintains the building systems reference documents including EMS, lighting, sprinkler and HVAC systems.

  • Develops and maintains the department's maintenance contracts and service agreements. Researches and selects best value vendors, negotiates overall program and pricing for best value.

  • Creates scope and statements of work for facilities projects. Solicits budgetary quotes for projects and services, analyzes and proposes best overall value.

  • Conducts site assessments and service reviews. Develops and executes corrective action plans to ensure safe and compliant facility operations.

  • Proposes process and program improvements that will deliver efficiency and value to the business.

  • Performs other duties as assigned.

Nature and Scope

  • Identifies key barriers/core problems and applies problem solving skills in order to deal creatively with complex situations. Troubleshoots and resolves complex problems. Makes decisions under conditions of uncertainty, sometimes with incomplete information, that produce effective end results.

  • Independently performs assignments with instruction limited to the expected results. Determines and develops an approach to solutions. Receives technical guidance only on unusual or complex problems or issues.

  • May oversee the completion of projects and assignments, including planning, assigning, monitoring and reviewing progress and accuracy of work, evaluating results, etc. Contributes to employees' professional development but does not have hiring or firing authority.

Work Environment

  • Typically located in a comfortable environment but with regular exposure to factors that may cause noticeable discomfort or a moderate risk of accident or illness, such as temperature extremes, moving machinery, loud noises, and fumes.

  • Ability to lift and carry up to 50 pounds in a physical environment. Ability to stand for periods of time up to and exceeding 60 minutes. Ability to make repetitive movements, such as using a 10-key calculator, bending, or squatting.

  • Typically requires overnight travel less than 10% of the time.

Education and Experience

  • Typically requires BS/BA in a related discipline. Generally, 5-8 years of experience in a related field OR MS/MA and generally 3-5 years of experience in a related field. Certification is required in some areas.
