DESCRIPTION:

Construction Project Manager / Change Order Specialist leads the change order proposal and preparation process as well as driving change cost management to completion and ensuring the accurate recording and application of those changes. The project is to be managed and administered in compliance with company policies and procedures and Rudolph and Sletten’s Core Values (client-focused, integrity, passion for building, quality, safety, service, technology-driven). project. Knowledge bases include technical and operational knowledge of building construction, R&S corporate policies and procedures, general leadership, administrative, and execution skill sets.

Essential Duties and Responsibilities:

· Responsible for understanding all scheduled tasks within the project and to work with the PM team to help with mitigation efforts for critical path items. Coordinate change order processing with Time Impact Analysis (TIA) schedule preparation.

· Highly collaborative, yet able to operate autonomously as appropriate and produce superior work products under short deadlines.

· Candidate must be able to work effectively in a team environment and a big room concept.

· COST MANAGEMENT:

· Coordinate contact updates.

· Understand proposal requirements, develop pricing strategies, make cost decisions and establish competitive and defensible cost and pricing data in accordance with the contract and company policies and procedures.

· Track and document all potential and incurred costs over and above the current approved budget.

· Help establish baselines for newly awarded scopes using company standard cost coding and owner contract required breakdowns.

· Collaborate and negotiate with stakeholders to estimate project expenses accurately.

· Present and successfully negotiate change orders in collaboration with the project management team.

· Monitor actual performance against change order budget and make necessary adjustments.

· Prepare detailed scheduled & ad hoc reporting using company tools to collect and analyze financial data.

· Participate in the preparation of internal financial project reporting and documentation.

· CHANGE ORDER PROCESS:

· Manage the change order process in collaboration with Project management and financial project personnel.

· Oversee, proof and ensure accuracy of all change orders.

· Review and substantiate subcontractor pricing.

· Ensure changes are accurately written, approved, and signed by the project owner.

· Drive timely processing and movement on all changes.

· Oversee the issuance of accurate and detailed commitment change orders to trade partners in alignment with prime changes.

· Work with Project Accountant to ensure timely payment for approved change orders.

· VENDOR COMMUNICATION:

· Work closely with vendors and subcontractors.

· Review and substantiate vendor and subcontractor pricing.

· Negotiate terms and pricing as needed.

· DOCUMENTATION:

· Prepare and validate all records and approvals in accordance with Company standards and as required by contract.

· Maintain detailed records of change orders, costs and approvals.

· Ensure accurate documentation for financial and legal purposes.

· COLABORATION:

· Coordinate with client, trade partners, project teams, architects, engineers, and other stakeholders.

· Facilitate effective communication and problem-solving.

REQUIREMENTS:

· Bachelor’s degree in construction management or related field (preferred).

· Relevant experience in construction project management, cost control and change orders.

· Strong organizational, communication and negotiation skills.

· Proficiency in Procore project management software and tools preferred.

Expected annual salary range for this job is $130,000 - $180,000 depending on experience
