ASM Global Relief Building Engineer in Long Beach, California

Reports To: Chief Engineer

FLSA Status: Non-exempt

SALARY: $42.53 per hour

ASM Global, the leader in privately managed public assembly facilities, has an excellent and immediate opening for Building Engineer at The Long Beach Convention and Entertainment Center. Maintains in good working condition all facility mechanical equipment, including but not limited to - HVAC, Boilers, Chillers, Pumps, ICE’s, air & refrigerant compressors. Performs minor as well as major repairs on various integrated systems; IE plumbing, electrical, lighting, climate controls, Fire Life Safety, maintenance & cleaning equipment.

Please Note: This is a union shop under Local 501 contract.

Essential Duties and Responsibilities (include the following duties but not limited to):

  • Operate, maintain, and monitor all HVAC and associated equipment, perform water treatment testing, operate automated controls from EMS, ensure lighting controls are operated promptly, record and log readings, make Logbook entries. Service pneumatic and electronic controls & troubleshoot systems.

  • Operate high- and low-pressure refrigerant systems, Low Pressure Steam Boilers, pumps & standby ICE generator and F/F pump.

  • Calibrate/install pneumatic & electric thermostats, controllers, actuators, temperature – pressure – and static controls.

  • Perform minor & major pluming by replacing and installing water, air, refrigeration, gas and oil lines.

  • Perform routine maintenance such as punch cleaning condenser and cooler tubes, test – calibrate and actuate safety controls, cycle valves, take oil samples, change V-Belts, Filters, lubricate and replace bearings, replace gauges and other equipment as required.

  • Investigates malfunctions or breakdowns of DDC systems to diagnose causes and locate the source of the problem. Implement corrective actions and solutions.

  • Maintain equipment logs and logbooks legibly and accurately.

  • Submit written reports and purchase order information as requested.

  • Set Up and operate auxiliary supply systems when a breakdown occurs.

  • Perform shutdowns and start-ups of utilities when conditions require it.

  • Follows procedures for use of Work Orders and SMG Maintenance Manager Systems.

  • Adheres to CAL OSHA, NFPA and other applicable safety codes

  • This position has a focus on maintenance for Food & Beverage equipment

Supervisory Responsibilities;

  • This position does not have supervisory responsibilities unless a shared shift with another less senior Bldg. Engineer exists.

Qualifications:

Education and/or Experience:

Graduate of an accredited technical school (extensive years in the trade may substitute)

  • 2 + years hands-on experience with HVAC equipment

Skills and Abilities:

  • Operate, modify, and setup PLC’s

  • Excellent organization skills

  • Ability to prioritize and to handle multiple projects simultaneously

  • Good written, verbal and interpersonal skills required; ability to interact with all levels of staff

  • including upper management.

  • Professional presentation, appearance and work ethic

  • Ability to work irregular/extended hours, including night and weekend duties is required

Shift:

  • 2 day shifts 7am-3pm

  • 2 swing shift 3pm-11pm

  • 1 night shift a week 11pm- 7am

Computer Skills:

  • To perform the job successfully, the individual should have sufficient computer skills to operate EMS and other automated systems.

  • Certificates, Licenses, Registrations:

  • Universal 608 license
