SUMMARY:The Commissioning Engineer provides oversite, coordination and monitoring of construction, TAB and renovation on construction projects, from initial system design planning through functional testing to ensure systems are installed in accordance with design standards. All commissioning (Cx) related activities ensure systems perform as intended, and are in good operational/maintainable order. This role serves as a QA/QC lead and resource for the entirety of the contracting department to arrange, coordinate and oversee any corrective work required to modify systems and/or controls to ensure proper operation.

ESSENTIAL DUTIES AND RESPONSIBILITIESinclude the following. Other duties may be assigned.

  • Coordinate with the engineering and fulfillment teams as necessary to develop all aspects of the project commissioning plan.
  • Supervise the development team members while performing commissioning related tasks to document the design intent.
  • Develop and oversee the Cx and TAB Plans, including schedules and budgets, for each project.
  • Conduct meetings, as appropriate, to review the commissioning process with the Owner. Work with contracting team and subcontractors to review and provide comments on Basis of Design, Design Development and Construction Drawings project plans and specifications to meet Energy, HVAC and Lighting project goals and relevant guidelines/standards.
  • Make recommendations to the Cx process as necessary to improve life cycle costing, energy efficiency and system maintainability.
  • Review submittals and drawings, including controls sequences, to ensure project requirements and design intent for savings and comfort is met.
  • Develop and maintain a master deficiency and resolution log throughout the course of projects.
  • Oversee all pre-functional, functional performance, and integrated systems testing required to ensure design intent is achieved
  • Complete all required Cx reports throughout the project lifespan
  • Task-specific supervision of subcontractors and internal Brady assets as required to perform Cx activities.
  • Oversee, interface with, and coordinate all external 3rd Party Cx Agents while providing project-specific guidance. Assist and train Brady Cx Engineers as may be hired in the future.
  • Develop and oversee the implementation of the Owner's Startup Training Plan prior to project close-out.
  • Continually look for ways to improve our processes and ability to serve our customers effectively and communicate this feedback with the team.
  • Coordinate with MandV team to maximize synergies between teams, and ensure a successful transition from Fulfillment Phase to Warranty and/or MandV Phase(s)
  • Work with MandV Manger to develop and maintain a relevant Cx Process for Brady, including the creation and updating of SOPs as required.
  • Demonstrates leadership in the area of safety. This requires observing and enforcing safety rules and practices, encouraging safe work behaviors, and promptly correcting conditions and unsafe behaviors, which may lead to accidents. Notify Manager or Safety Manager of any unsa e conditions.

EDUCATION and/or EXPERIENCE:

  • Required: Associate's degree in Engineering, Building Services or HVAC-R required, Bachelor's preferred; (applicable military training may be an acceptable substitute for required education); or, required: a combination of education/training and experience as deemed acceptable;
  • Required: 2 years of experience in HVAC, MandV or Mechanical Engineering in the HVAC industry
  • Preferred: Direct experience in commissioning or Controls (engineer, programmer, technician)Required: Demonstrate knowledge of common types of building systems, interdependence/interconnection, and their potential impact on ECMs, energy savings, and building operations.
  • Required: Demonstrate knowledge of Cx and TAB practices and procedures
  • Preferred: Knowledge of control systems programming
  • Preferred: Experience in the use the following instruments:
  • Fluke Power Analyzer
  • Steam Traps/Infrared Trap Testing equipment
  • Portable data loggers (Hobo, Dent, etc.)
  • Ultrasonic Flow/Btu Meter
  • 3-Phase Power Meter
  • Combustion Analyzer
  • Air flow and pressure measurement devices

COMPUTER SKILLS:Ability to learn software applications as required. Utilize Windows-based PCs to perform daily tasks, including a variety of minimal skills with computers and standard software packages:

  • Required: Intermediate level of proficiency with MS Word and Excel.
  • Required: Basic level of proficiency with MS Outlook and PowerPoint.
  • Preferred: Proficiency with energy analysis tools, such as Trane TRACE, System Analyzer, etc
  • Preferred: Proficiency with Adobe Acrobat Standard/Pro, MS Project, Publisher, and Visio.
  • Preferred: Proficiency with Procore project management software.
  • Preferred: Experience with data analytics and/or fault detection and diagnostic (FDD) software.

CERTIFICATES, LICENSES, REGISTRATIONS:

  • Required: Valid Driver License
  • Required: Building Cx certification (e.g., CBCP, EBCP, CCP, CxA, ACP, CxT, etc.) or ability to obtain certification within ninety days of hire.
  • Preferred: CCP, PE,CEA, CEM or PEM
