FirstService Residential Janitorial Maintenance Technician in Elk Grove, California

Job Overview:

As the Janitorial Maintenance Technician at Glenbrooke Community Association, you will play a crucial role in maintaining the cleanliness, safety, and functionality of our properties’ community amenities and facilities. Your primary responsibility will be ensuring these

spaces are clean and well-maintained, with some maintenance work involved. In partnership with the General Manager, you will meet with vendors and give insight on work needed in the Arbour Lodge (clubhouse). You will be a vital part of our team, contributing to the overall well-being and satisfaction of our community members.

Compensation: $20-22/hr

FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.

Your Responsibilities:

  • Must have reliable transportation, a valid California driver’s license, state mandated insurance, and be able to drive to other work locations if necessary.
  • Drive to laundromat once a month to wash rags, mop heads and dust heads
  • Drive to various maintenance/janitorial stores for supplies

Maintenance:

  • Set up tables and chairs in meeting rooms and ballrooms for group, committee and board meetings, as well as the Ballroom for Lifestyle events and rentals
  • Set up and tear down dance floor
  • Checks interior and exterior lamps and ceiling lights for burned out light bulbs
  • Check pool chemical levels
  • Light furniture repair including umbrellas, broken table legs, door stops
  • Wood-work including sealing/resealing wood fixtures and rebuilding as needed
  • Paint and touch up paint in the Lodge
  • Hang items on walls, remove items from walls and patch holes and paint
  • Visually inspect all work areas
  • Operating power washing equipment at least twice a year
  • Responsible to complete walkthroughs of all facilities weekly (minimum), more frequently as necessary, and to communicate needed repairs and maintenance activities to the General Manager.
  • Notify General Manager/AGM concerning the need or major repair or additions in the common area and file appropriate work order.
  • Complete monthly property walk with General Manager
  • Complete monthly hazard assessment form in partnership with GM
  • Ability to troubleshoot and research solutions online

Janitorial:

  • Clean all Clubhouse Areas
  • Stock restrooms with supplies
  • Empties wastebaskets
  • Wipes all windowsills, blinds, walls and light switches
  • Vacuums rooms and hallways
  • Strip, seal, finish and polish floors as required.
  • Dusts all furniture and fixtures
  • Wipes mirrors and windows
  • Cleans and sanitizes bathroom including toilets, tiles, shower walls and curtains, sink and fixtures
  • Clean and maintain equipment in the Gym and inform GM of any work orders needed for our fitness equipment vendor.
  • General pool maintenance
  • Arrange and clean pool furniture
  • Clean and maintain playing tennis and bocce ball courts including blowing
  • Clean and maintain facilities around the clubhouse including parking lot
  • Visually inspect all work areas
  • Perform other duties as appropriate.

Skills & Qualifications:

  • Proficient in English
  • Give and/or follow verbal and written instructions
  • Must be able to work independently and prioritize daily workload.
  • Light computer skills are required to review, open and close work orders

Education & Experience:

  • 1 year applicable custodial/maintenance experience
  • Demonstrated quality interpersonal communication skills.
  • Ability to analyze and solve problems; efficiently handle multiple duties under pressure with minimal supervision; work flexible hours as required including nights/weekends.
  • Positive attitude, professional manner and appearance in all situations.

  • Communicate verbally with staff members with or without the use of two-way radios.
  • Retrieve, read and interpret information from technical sources
  • Stand, walk, push, pull, lift, grasp, bend and kneel for up to 5 hours at a time
  • Lift up to 100 lbs. occasionally, 50 lbs. frequently, and 20 lbs. constantly
  • Ability to safely use a ladder to replace light bulbs and clock batteries
  • Work flexible hours as required including nights/weekends.

Work hours are 5:00am-1:30pm Monday to Friday. Occasionally may be required to work evenings to assist with event set up and tear down. Subject to inside and outside environmental conditions. May be exposed to inclement weather, potentially dangerous chemicals, solvents, pesticides, herbicides, and fertilizers, sharp and rapid equipment movement on a daily basis. Injury may result as a result of exposure to the above if safety policies and practices are not properly followed.
