Position Overview

Primary Function of Organizational Unit

The Facilities Operations Unit reports to the Associate Vice Chancellor for Facilities Management and is responsible for all aspects of the buildings on campus; academic, athletics and business auxiliary services.

Primary Purpose of Position

The primary purpose of this position is to perform building trades including but not limited to painting, sheet-rock finishing, carpentry, furniture repairs and various other repairs. Complete building renovations involving all the above technical services.

Required Knowledge, Skills, and Abilities

The successful candidate must possess a working knowledge of occupational hazards and standard safety practices; knowledge of understand principles of general building maintenance to include: roofing, carpentry, painting and other general carpentry works; knowledge of operating variety hand and power equipment in a safe manner; ability to follow instructions and be proactive; ability to work independently with little or no supervision; to take initiative to see projects and assignments through to completion; to learn, interpret and analyze information to make necessary decisions; to exercise judgment and discretion in problem solving; to plan, prioritize and organize workflow; ability to work flexible schedules; excellent analytical and organizational skills along with written and oral communication skills. A valid driver’s license is required.

Minimum Education/Experience

High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Optional Guidelines: Experience in the Trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.

Key Responsibilities and Related Competencies

Required Competency Knowledge - Technical

Duties

Demonstrates a designated level of technical skill or knowledge in a specific technical area(s) and keeps up with current developments and trends in areas of expertise. May be acquired through academic, apprenticeship or on-the-job training or a combination of these.

Duties include repair and maintaining of all facilities on the campus of NCCU. This may include carpentry, painting, glazing, metal fabrication, sheet-rock finishing, and other various repairs.

Required Competency Problem Solving

Duties

Identifies problems, determines possible solutions, and actively works to resolve the issues.

Duties may include reading meters, bending conduit, reading blueprints, using saws and drills,detecting malfunctions and needed repair.

Provide emergency/unscheduled repairs of equipment and performs scheduled maintenance repairs

Diagnose problems, replace parts, test and make adjustments.

Required Competency Coordination - Work

Duties

Communicates information to individuals or groups; delivers presentations suited to the

characteristics and needs of the audience. Clearly and concisely conveys written information orally or in writing to individuals or groups to ensure that they understand the information and the message. Listens and responds appropriately to others.

Duties include: being able to read and follow work order instructions, ( replacement of faucet, preparing surfaces,preserving wood and metal parts from corrosion. Gathering the necessary equipment to perform the job.Prioritize repairs and renovations.

Duties

characteristics and needs of the audience. Clearly and concisely conveys written information orally or in writing to individuals or groups to ensure that they understand the information and the message. Listens and responds appropriately to others.

Duties: Understands task and shares knowledge with co-workers and supervisor, Shows good communication verbally and written skills.

Required Competency Safety and Health Compliance

Duties

Demonstrates an understanding of applicable policies and procedures, and maintains conditions that ensure a healthy and safe working environment.

Duties: Inspecting premises to access needs to solve necessary repairs.Detect faulty operations, defective material and report those and unusual situations to proper supervision.

Comply with safety regulations and maintain clean and orderly work areas.

Required Competency Client/Customer Service

Duties

Develops and maintains strong relationships with clients or customers by listening to the client/customer and understanding and responding to identified needs.

Duties:Able to communicate concerns of staff, faculty and vendors to management level.

Required Competency Attention to Detail

Duties

Ensures all work meets and/or exceeds applicable codes and standards. Checks and re-checks work prior to, during, and after completion. Ensures that all parts of a project/task are completed. Uses appropriate record keeping methods.

Duties: Follow work order instructions to completion. Makes general repairs to roof, floors,cabinets, glass and desk.
