This position will assist the Region Land and Minerals Manager in the administration and management of land and minerals within the Northeast Region that consists of several states within Northeast U.S. and Ontario and Quebec Canadian provinces.

Candidate is preferred to have mining and minerals background and dealing with real estate

What you will get to do:

Record Management: Track and monitor all existing mining leases, supply agreements, agricultural leases, office leases, and license agreements.

Conduct site searches for new mining, ready-mix concrete, and rail terminal opportunities.

Maintain appropriate property information and data in the Land Information System (LIS).

Contracts: Prepare basic contracts, leases, easements, and other agreements for internal review and approval.

Participate in negotiation of contracts, leases, easements, and other agreements with outside landowners.

Acquisitions/Transactions: Assist in acquisition and divestment closings. Analyze and compare real estate acquisition and lease opportunities using Net Present Value in Microsoft Excel.

Assist in Preparation of justifications for real estate transactions in a narrative form that will be used for management approval (Authorization for Expenditure, Authorization for Divestment, etc.).

Compliance: Develop a comprehensive knowledge of all assigned sites and establish a working relationship with Operations personnel and Environmental Management to help ensure compliance with and monitoring of local zoning activities and ordinance changes

Tennant Management: Develop and manage relationships with landowners and tenants.

Assist in Tenant Billing and contacting Tenants that appear on aging reports.

Who we are looking for:

  • Bachelor's degree in Engineering, Business Administration, Real Estate and Finance/Marketing or a related field.

  • One – three years of relevant experience in real estate transactions, real estate valuation, or land management.

  • Knowledge of economics, valuation, appraisal, investment, and decision-making relating to land/real estate.

  • Exceptional communication, project management, and organizational skills.

  • Accuracy, attention to detail, and follow-through.

  • Must be self-motivated, fast-paced, able to work independently and multi-task, capable of completing tasks with tight deadlines.

  • Ability to understand, evaluate, interpret, and explain multiple complex inputs and provide clear communication with internal and external parties in a collaborative, positive manner, representing Heidelberg Materials' interests

  • Excellent verbal and written English.

  • Diplomacy and sensitivity to highly confidential information.

  • Competence with computing software, including Microsoft Office, LIS systems, Autocad, etc. ArcGIS experience is a definite plus but not required.

  • Willingness to travel across the Region and spend a significant portion of time in an industrial environment.

  • Real Estate Sales Agent License and/or Real Estate Appraiser Certification a definite plus.

  • May require travel within the region.

Work Environment

  • Role operates in both a professional office environment as well as conducting business at manufacturing locations and job sites where the conditions include moving mechanical equipment, inclement weather, heat, humidity, elevated noise levels, and walking on uneven surfaces.
